Each personalized report includes a summary section, the fully outlined report, a general maintenance section, the pre-settlement checklist and a glossary section. Throughout the report you'll find the results on each of the specified components that were inspected. You'll also find color pictures illustrating any deficiencies. |
Standard Home Inspection Package: This service is provided to home buyers requiring a pre-purchase inspection of an existing single family dwelling of typical construction which includes single homes, row homes, twins, town homes and condos. The visual inspection will be conducted in accordance with the Standard of Practice set by the National Association of Certified Home Inspectors and shall include, but not be limited to the following areas: Roof, Exterior, Basement, Foundation, Crawlspace, Structure, Heating, Cooling, Plumbing, Electrical, Fireplace, Attic, Insulation, Doors, Windows and Interiors. Client(s) will be issued a personalized binder which includes the report summary page(s), the full report with color photos of any deficiencies in each section, a maintenance section, a pre-settlement checklist and a glossary section. New Construction Inspections: This service is provided to homebuyers purchasing a home that is in the process of being constructed. This is a two-phase inspection that consists of a pre-drywall inspection and a final walk-through inspection. The pre-drywall inspection is conducted before installation of drywall so that framing and components such as electrical cables and ductwork can be viewed before walls are sealed. A pre-drywall inspection report is issued upon completion. The final walk-through inspection is conducted in the same manner as the standard home inspection package. Investor's Home Inspection Package: This service is available only to Real Estate Investor's who use our service regularly. It offers discounted rates for basic reports. Radon Testing: This service is provided to homebuyers who have concerns about radon levels within the home they are purchasing. A short-term passive radon test is conducted in the property in accordance to EPA guidelines. The testing requires the placement of two non-toxic charcoal canister testing devices within the lowest living area of the home for a period of not less than 48 hours and no more than 72 hours. Upon completion of the testing period, the canisters are shipped to an independent laboratory for analysis and testing results. Once results are issued, they are forwarded to the client(s) with recommendation. Bio-growth Review and Mold Testing: This service is provided to homebuyers who have concerns about bio-growth hazards (Mold). A visual inspection is conducted for bio-growth hazards within the home and for contributing factors that cause and/or promote bio-growth. A petri dish air sample test is performed during the inspection. Additional testing may also be conducted, if evidence of growth is discovered during the visual inspection. Additionally, moisture and humidity level testing is performed as needed. Samples are submitted to an independent laboratory for analysis and testing. Once results are issued, they are forwarded to the client(s) along with the biogrowth review report and our recommendation. |
Due to today's increasing health concerns, United also has Radon testing and Mold testing available as optional services. Testing can be conducted in conjunction with your home inspection or as an individual service.
